PROPERTY POLICIES
25 YEARS or OLDER: You must be 25 years or older to rent any of our cabins or lodges. Persons of the rental age or older are not permitted to make reservations on behalf of younger guests in order to reserve the cabins or lodges (including but not limited to parents booking for under aged children, acquaintances 25 years or older booking for other under aged guests.) Renter must be present at the lodge for the reserved dates.
CHECK-IN: Check-ins at our office are not required. 24 Hours prior to check in, you will be provided with access instructions. Check - in can begin at 4:00pm.
CHECK-OUT: Check-out is 10:00am. On the day of your check out we ask that you make sure that the Cabin/Lodge door is securely locked and key placed back in Lockbox (If Applicable). Unfortunately, we are unable to accommodate late check outs. Check-in and check-out times are strictly enforced so that we can make sure that each cabin is ready for our incoming guests. Early arrivals and late check outs can result in a $100 per hour fee without prior permission.
OCCUPANCY: All of our rates are based on an eight-person occupancy (2 person occupancy in our smaller cabins). In those cabins that allow for more guests, additional adults are $20 per night per person. Children under the age of 2 are free. Please limit the number of guests to the maximum occupancy of the cabin and to the number of paid guests included in your reservation. All persons, including children, are counted toward the maximum occupancy of a cabin. If extra guests are found, you will be charged for any additional guests not registered and you may be asked to leave without refund should you exceed the maximum occupancy of the cabin.
PAYMENTS: Half of payment is due at time of booking, the remainder is due 10 days before check in.
RATES: Our typical rates are based on Eight Person occupancy (excluding tax)(Based on 2 on smaller cabins). Additional charge for adults and children (Over Age 2). 2 Night minimum Stay Required on all properties. Lodging Tax and Cleaning Fees do apply,
CREDIT CARDS: You must provide a Credit Card to keep on file for any possible damages.
CANCELLATIONS AND REFUNDS: Travelers who cancel at least 14 days before check in will get 100% of the amount they have paid. If you cancel between 7-14 days, you will get a 50% refund. 7 Days and below - 0% refund. No cancellations or refunds due to inclement weather. No shows are considered cancellations. We do allow rescheduling of dates at no charge to guests. We adhere to a strict cancellation policy due to any reason. We are not responsible for mechanical failures of non-essential or luxury items, including, but not limited to Hot Tubs, Television, DVD players, Wi-Fi, Dishwasher, Washer/Dryer, Fireplaces, Air Conditioning, Jacuzzis or any other appliance that fails to operate properly during your stay. No refunds for mechanical failures out of our control. No refunds will be issued for disruptions of any utilities including, but not limited to, power outages, water outages, etc. These failures are beyond our control and no refund or rent reduction will be given. Unknown construction or road noise near our properties is beyond our control. If you experience noise during your stay, no refunds or relocation will be made. If a guest is disappointed or unsatisfied with a cabin due to differences in taste according to décor, accommodations, location, etc. and declines to stay at the cabin, this will be considered a cancellation and no rent reduction or refund will be issued. No refunds will be made in the event a person is required to vacate the premises because of disruptive conduct or failure to follow our rental guidelines and policies.
CHECK OUT PROCEDURES: Please place any dirty dishes in the dishwasher if not already washed and start. This also includes the grill brush. Please place one load of towels in the washer and start prior to vacating. We provide the outdoor grill, please be sure to clean the grill as soon as you are done using it and turn the gas off. Place all dirty towels in the bathrooms. Strip sheets from all used beds and leave in the bedrooms. All trash needs to be placed in bags in the outside trash cans/dumpster at the property. All trash must be picked up around the property. Please do not leave any trash bags on the deck or outside of a trash can. In addition, please do not place loose trash in the trash cans. All trash must be inside of a trash bag. Please respect the environment and do not leave cans or bottles on the ground. If excessive cleaning is required an additional $100 dollars per hour will be charged to the credit card or held from your security deposit on file. A fine of $250 could be charged for the Hot Tub if the specific rules and regulations are not followed.
PETS: Some properties allow pets with payment of a pet fee. Guests wishing to bring pets must notify management in advance of their stay. If additional Pets or pets' management did not receive notice of are found at the cabin, your security deposit will not be refunded, and you could be subject to additional fines. Guests are responsible for any and all damage caused by their pets during their stay.
DAMAGES: We reserve the right to charge your credit card or hold your security deposit for any damages or excessive cleaning, soiled linens/carpet/furniture, or destruction of property. If you notice any problems upon checking in, please let us know right away to avoid any damages being charged to your account.
SMOKING: Smoking is not allowed inside the cabins, evidence of smoking will result in a charge to credit card on file for cleanup, as in the owner enlisting a professional company to professionally clean the interior of tobacco product smell. You are welcome to smoke outside in the designated areas. Please do not throw or put cigarettes on the ground. Smoking in the cabin will result in a $250 charge to your security deposit. No exceptions.
KEYS: Failure to leave keys and gate keys (if applicable), will result in a fine to your security deposit for locksmith services and/or replacement charges
FURNITURE AND APPLIANCES: Please DO NOT move our furniture or appliances. If you move furniture or appliances you can be charged additional fees, you will be responsible for any damage that may result from moving furniture. Please make us aware of anything not working in the cabins upon your arrival.
AMENITIES: Appliances, electric fireplaces, etc. can malfunction. Rise Lodging Co. cannot refund any monies for inconveniences encountered due to malfunctions of amenities where
restoration was beyond our control during your stay and reserves the right to sub-contract
work to be performed at the earliest date possible. We will react as quickly as possible to
restore any amenity, but do not guarantee complete restoration during your stay and will not
result in any refund. Loss of electricity, water or any "Act of God" is outside our control and
will not result in any refund.
BUGS: Please be aware that you are coming to stay in the middle of the woods. While we have our cabins treated on a regular basis, it is likely that you will see bugs during your stay. We are not able to refund your reservation if you see bugs or spiders during your stay.
FURNACE/AIR CONDITIONING: Please turn heat to 65 and air conditioning to 75 before leaving.
HUNTING, FISHING, NO TRESPASSING: Hunting on the property and discharging firearms is prohibited. The ponds available on some properties are catch and release only.
ILLEGAL DRUGS: Possession of any illegal substance is prohibited. Owner reserves the right to tell guests to vacate the property. Owners have neighbors and respect their privacy. Local law enforcement can be called upon for assistance and legal charges could result. No refunds will be issued and additional charges could result via credit card on file, as well as local county law enforcement charges can be filed.
NO CANDLES OR OPEN FLAMES INSIDE CABINS. NO FIREWORKS. NO CONFETTI OF ANY KIND INSIDE OR OUTSIDE OF THE CABINS/LODGES
WEATHER/POWER OUTAGES: Bad weather conditions may make travel to the Cabins/Lodges
difficult. In addition, occasional power outages may arise. Owner and its agent will do its best to
provide alternate directions, but no refunds will be given for bad weather or power outages.
WI-FI: All of our properties have Satellite Wi-Fi. Service can be spotty at any time especially during inclement weather. No refunds will be given for Wi-Fi outages.
DRIVEWAYS AND ROADWAYS: Please be advised that you will encounter rural country roads and steep driveways. 4 Wheel Drive is recommended and can be necessary for most properties during inclement weather,
RADIOS/DJ'S: DJ services are only permitted with the prior written consent of Owner or its agent. All outdoor radios and/or DJ services must be set up inside and turned off/shut down by 10:00 pm. Outdoor radio/DJ services should be played at a reasonable noise level. Please respect surrounding property owners. Owner or its agent reserves the right to request that the noise level be reduced to an acceptable level at the discretion of Owner or its agent.
SEPTIC SYSTEM: Properties have a septic system. DO NOT PLACE ANYTHING IN TOILETS
OTHER THAN TOILET PAPER. NO PAPER TOWELS, HANDI-WIPES, DIAPERS or FEMININE
SANITARY PRODUCTS . If the system becomes clogged, the credit card on file will be charged or funds held from security deposit.
CABIN/LODGE SAFETY RULES: For guest safety, Safety Rules are posted around the cabins,
Lodge and properties. If provided, renters may utilize pools, hot tubs, ponds, playground equipment, or onsite hiking areas/trails at their discretion .There is no lifeguard or medic on staff at any cabin or lodge. Owner and its agents are not responsible for injury or damage to Renter or Renters’ property.
VIDEO DISSEMINATION: Unless prior written consent is obtained from Owner or its agent, Renter and its guests are prohibited from publicly disseminating through any means, any video or photographic broadcast or reproductions of the property or Renter’s and guests activities while on the property. Renter shall indemnify and hold harmless Owner and its agents from any claims, liability, expenses or damages relating to any such broadcast or reproduction.
LIABILITIES: Renter agrees to assume all responsibility for any accidents, injury or damage that may result in or about the premises, to persons or property (including those of Renter's guests), and that the Owner and its agents shall not be held liable, or responsible for such injury, accident, or damage. The Owner or agent shall not be responsible for injury or accident occurring on the property and renter agrees to hold the Owner/agent harmless from any and all claims and liability of any nature which may arise by reason of the use of these facilities. Renter assumes the risk involved with the use of the hot tub (if provided), swimming pool (if provided), pond and any all other rental facilities and agrees to save harmless and indemnify the Owner and its agents from any and all claims and liability of any nature which may arise by reason of the use of the same renter or others using the same during renters occupancy. Renter assumes responsibility of all guests during the reservation time. Renter shall be held liable for repair of all damages/misuse of the facilities. Owners will assume no responsibility for loss or damage to guest personal effects, or injury during the rental period. Upon request, guests personal items left at property will be mailed to guests at a charge of $10.00 plus shipping. Items left longer than 30 days will be discarded by owners. Upon check-out,any vehicles left on property will be towed off property and charged to credit card on file.
OHIO FAIR HOUSING LAW: It is illegal, pursuant to the Ohio Fair Housing Law, Division (H) of Section 4112.02 of the Revise Code and the Federal Fair Housing Law, 42 U.S.C.A 3601, to refuse to sell, transfer, assign, rent, lease, sublease, or finance housing accommodations, refuse to negotiate for sale or rental of housing accommodations, or otherwise deny or make unavailable housing accommodations because of race, color, religion, sex, familial status as defined in Section 412.01 of the Revised Code, ancestry, disability as defined in that section, or national origin or to so discriminate in advertising the sale or rental of housing, in the financing of housing, or in the provision of real estate brokerage services. It is illegal, for profit, to induce or attempt to induce a person to sell or rent a dwelling by representations regarding the entry into the neighborhood of a person or persons belonging to one of the protected classes.
HOT TUB DISCLAIMER: Hot Tubs are not to be turned down below 104 Degrees and the cover must remain on when not in use. If the Hot Tub is found to be turned down below 100 Degrees, a $250 fine will be held from the security deposit. There are specific rules and regulations for the hot tub that need to be followed
WE RESERVE THE RIGHT TO CHANGE RULES AND POLICIES AS NEEDED. THE RULES AND POLICIES IN OUR CABINS/LODGES ARE NOT AS DETAILED AS THE RULES AND POLICIES SHOWN IN THIS DOCUMENT. PLEASE MAKE SURE YOU PRINT, READ AND AGREE TO THE RULES AND POLICIES ON THIS PAGE BEFORE MAKING A RESERVATION.
Your verbal authorization at the time of reservation, making an online reservation, payment of money and/or taking possession of the property is evidence of your acceptance of our policies and your intent to use the property as a rental.
